Concrete, two level rental property one block from Waikiki and one mile from Honolulu. Most important was the concrete first level (solid) a good condition wood second level and a new roof recently installed! The railings were well built. This is very important with walk ups, safe railings and stairs! On site parking for tennants will raise property values especially in Honolulu.

Here is my current project. The purchase and remodel of a fifteen unit rental complex. You can see some before and after work here. The main focus is to do the work yourself as much as possible to save on labor costs. Great products from hardware stores like Home Depot can save money while still looking great (for a rental unit). Most Home Depot items are built tough and are easy to replace if tennants damage them. The final touch of great looking paint colors gives these apartments a WOW factor when new renters walk in for the first time.

You really worked hard to update all those units. I love that you still kept the retro stove. Updating with new appliances, cabinetry and bathroom really adds. Was it in bad shape. Do you have some before photos we could see?

Is the apartment rental market a good one to invest in? You put a lot of work in updating the apartments. ...more than a normal landlord would do. This really adds appeal for any renter. Great job.

my family has a rental building whose exterior and interior look similar to urs, so i know some of the issues u must have faced. my favorite feature of ur remodel is the kitchen cabinetry--what a difference! new stuff looks v sleek. that was home depot? installed urself?
