Q: What type of structure needs a permit?
A: Any free-standing structure of more than 120 square feet that is over 30 inches above grade requires a permit. If it is attached to an existing dwelling, there is no lower limit for square footage, but it must be permitted. Also, any renovation or remodel that adds more than $1,000 in value to a property requires a permit, as does the addition of or significant repair to any fence wall.
When designing your home, remodel or addition, disregard the old wives’ tale that altering the design flow in order to align the plumbing will somehow create significant savings. In most cases, this ultimately leads to poor design.
Always seek out an expert for advice on your building or remodeling project. You wouldn’t go to a lawyer for a medical checkup. Use the same logic when collecting information for one of your largest investments. While a neighbor or co-worker might have good intentions, basing your design and construction decisions on their non-professional advice will likely produce a less-than-desirable outcome.
