I've got an empty 4 bedroom 1700 sq. ft. home on a view lot. The home is in great shape but it has standard finishes. How do I spruce it up to make it stand out from the competition?

wow, that IS empty. sharlene, how abt finding some images of rooms whose colors and styles u like, and using those to jumpstart ur inspiration? u cd post those and it wd give clearer direction to those who want to help.

What is your budget? You have a wonderful blank canvas and it looks like everything is in good condition...is this a flip? Wood floors.....take down the outdated blinds....add nice trim, crown moldings.....and you kitchen...well, this is the big budget....Costco has a nice appliance package and you can easliy add great granite counters...enlarge the space on the island without demoing it as well as cheaply changing out the fixtures...ie the faucets cabinate hardware and LIGHT!!!!! Color, color, color. First of all, get new window coverings. These really are dated. You can find some nice sheers, or get roman shades in bamboo, or a fabric that would go with the wall colors. But, it would be fun to have a blank canvas. Dee

I like the light/neutral colored cabinets that you can definitely work as a base and get a nice look that will flow throughout the house.

Your lucky - you have a blank slate. What's your budget? Are you looking to remodel? If so I would first switch out the laminate counters with granite and change the appliances to stainless steel. If your just looking to accessorize than there is alot of space above the cabinets you can have fun with (plants, vase, favorite things...) and definately use color.

Your words, "How do I make it stand out from the competition?", makes me think you want ideas to help it sell fast. If that is the case read on. In real estate you are already ahead of most of the competion. Your unit is empty (that tells a prospective buyer that can move in soon as in cash offer) up to date and most importantly clean. But if you have explored your competion you may be wanting to do more. It is not necessary to spend money. I would not do granite counters though personally I love them. A prospective buyer may have their own preference. But do give it a fresh coat of paint if you haven't already. If you change and update the hardware it can give a great inexspensive facelift as well. And then stage the unit. There are professional home stagers, your Realtor can help you with this. You may have items in your home that you can use for the warmth of an illusion of living in this home. I don't see any photos of your property outside but curb appeal is very important. The best to you on the sale of your property.

I agree the room needs color but I would change the lighting also. Cannned lighting would bring out the true color.

Have you found any inspiration or color to even start? Are you selling this property (trying to stage for a faster sell) or just bought it? Give us more information and I'm sure we can help out.

Paint the cabinets white... get rid of the pine look. Then you can paint the walls a nice beige or cream tone to update. Definitely get rid of the vertical blinds; can even replace with inexpensive matchstick blinds to start.
